One property, several places it's listed
Most properties on Rightmove are also sitting on the agent's own website, and often on Zoopla, OnTheMarket, or another portal too — each with its own photos, description, and way to get in touch. A Rightmove link is usually just the copy that reached you, not the only place the listing lives. Rigove starts from that one link and shows you the rest, as visitors find and add them.

Rightmove is the site nearly every UK property search starts on, and that scale is the argument for its own price rises: every year, its traffic numbers are what justify charging agents more to be listed there. It's a closed loop — the more traffic it can point to, the more it can charge; agents can't afford to leave without losing the traffic that's the whole reason to be listed, so the traffic keeps flowing, and keeps justifying the next increase.
Trade-press analysis puts the average agent's bill at around 7.2% of monthly sales commission, rising to 13.5% in Glasgow, with some branches' fees up roughly 20% year over year — on a company with a reported ~70% profit margin. None of that is agents choosing to pay more for more value; it's leverage extracted from a captive audience.
In April 2026, agents and developers filed a £1.5bn claim against Rightmove at the Competition Appeal Tribunal, alleging years of fee increases with no matching rise in value — more than 250 agencies have backed it. Rightmove disputes the claim and says it will defend itself vigorously. Whichever way the tribunal rules, the fee anger behind it is well documented, not something invented to sell a product.
None of that stays with agents. A fee increase shows up in commission rates or service charges — costs that come out of a seller's proceeds or a buyer's price, not Rightmove's. The same traffic that justifies the next price rise is generated by the people who end up paying for it.
On top of the fees, Rightmove's own rules also stop a listing linking back to the agent's own site — a web address, phone number, or email can't legally appear in a property description, profile page, or virtual tour anywhere Rightmove controls. Even a site trying to help, like this one, only reads the same thin preview text Rightmove already shows for a shared link, not the actual listing. It's a smaller problem than the fee spiral above, but it compounds it: agents can't even redirect that traffic anywhere else.
Rigove doesn't compete with Rightmove and can't replace it — every lookup here starts with the Rightmove listing itself, and Rigove can't get at your listing's real data any more than any other outside site can. What it can do is give agents and sellers a way to work around that restriction: a place, outside Rightmove's control, to hand buyers every other place the listing legitimately lives — the agent's own site, another portal, a floorplan, wherever it's also posted. One free, independent lookup is one less reason either side has to depend on a single company entirely.
